The deal, brokered by Eklund Stockholm New York, has captured the attention of both buyers and agents, signalling renewed momentum in the city’s luxury housing segment.
This matters at a time when Stockholm’s auction clearance rates have hovered around 47% in June and early July, according to Svensk Mäklarstatistik. The jump in headline sales comes against a backdrop of rising interest rates, international jitters, and a persistent chill in the broader housing market. So when top-tier homes set new price records, they serve as bellwethers for real estate confidence and buyer appetite in Stockholm’s most coveted postcodes.
Östermalm, traditionally one of Stockholm’s priciest addresses, is no stranger to market-setting properties. The 254-square-metre penthouse at the heart of Grevgatan featured a wraparound terrace with direct views over Djurgården and Strandvägen. Local agents point to strong interest among overseas Swedes and London-based financiers, some of whom are returning to Stockholm. Similar high-end properties elsewhere in the inner city—such as Vasastan’s Karlbergsvägen and the emerging Hagastaden district—have yet to see such stratospheric results in 2026, but activity is clearly up compared to the same period last year.
In addition to Östermalm’s record, the secondary market in Kungsholmen and Södermalm saw brisker competition for renovated three-room flats, especially near Rålambshovsparken and Mariatorget. Fastighetsbyrån reports that nearly a third of auctioned apartments in these neighbourhoods fetched above their listing prices, a marked contrast to the subdued mood of mid-2025.
Overall, Stockholm’s average auction clearance rate for June 2026 settled at 47.2%, an improvement from February’s 39% low, but still far from the heady days of 2022. Eklund Stockholm New York’s office confirmed that the Grevgatan penthouse drew six bidders with three rounds of competitive offers, ultimately driving the per-square-metre price to just over 267,700 kronor. By comparison, the citywide average for Bostadsrätt (co-op apartments) sold at auction last month was 86,400 kronor per square metre, based on Mäklarstatistik’s June release.
"We’re seeing a clear split," said one local market observer. "Trophy homes are getting attention and deep-pocketed buyers are circling, but many mid-range properties are still sticking on the market except in top locations." While transaction volumes remain below pre-pandemic levels, the data show that well-presented, centrally located homes—especially those with outdoor space—are achieving both price premiums and faster clearances than the broader market.
For prospective sellers, the lesson is clear: high-quality presentation and location are more important than ever. Agents recommend focused investments in kitchens, bathrooms and balconies to attract competitive offers, especially in city districts where buyer nerves are still apparent. Looking ahead, with rate rises likely paused for the summer, analysts expect continued outperformance at the high end—especially along Östermalm’s signature boulevards and in new-build penthouses near Hagastaden and Norra Djurgårdsstaden. Everyday homeowners may have to temper expectations, but those aiming for Stockholm’s next record sale know the bar has just been set higher on Grevgatan.
